Who can rent an UTILE apartment?

To rent an apartment, you must meet these 4 criteria:

Be enrolled in school at the time of moving in.

02.

Demonstrate your ability to pay the rent (a guarantor may be required).

03.

Have a modest income (our mission is to support student success).

04.

Be a Canadian citizen, permanent resident, or hold a valid study permit.

01.

Choose Your Apartment

Decide on the type of apartment based on the number of tenants:

  • Do you want to live alone or with roommates?
  • Will you have children living with you?
  • Explore the available apartment types that best suit your needs on each building’s page.

If you wish to live with roommates, it is important to choose your co-tenants and ensure that each person completes the application form and meets the eligibility criteria (see details above).

Important: All adults sharing the apartment will also need to sign the lease. Available apartments will be prioritized for families and roommate groups primarily composed of students.

Only the oven and fridge are provided and included in the lease. The rest of the apartment is unfurnished. The furniture in the photos is shown for illustration purposes only.

Prepare Your Application

Before filling out the form, make sure you have the following information ready:

  • Details demonstrating your ability to pay the rent:
    • Your employment income
    • Your loans and scholarships
    • Financial contributions from your parents
    • Other sources of income, if applicable (e.g., savings, credit line balance, etc.)

To rent an apartment, it’s essential to demonstrate that you can afford the rent without financial strain. If your income is deemed insufficient, a guarantor from a close relative may be required.

  • Proof of enrollment in studies

Our apartments are rented to students. For this reason, please provide proof of enrollment from your institution, including your study program and your intention to continue your studies in the next term.

Here are examples of acceptable proofs based on your situation:

  • Starting a new program next year: An official admission letter
  • Continuing in the same program: A transcript issued by your educational institution that includes upcoming courses

This proof must be an official, readable electronic document (PDF), containing all required information: your name, the name of the university, the academic year, your study program (full-time/part-time).

Not accepted as proof: student cards, syllabi, or even hockey cards from your university team…

Important: Only fully completed applications will be processed!

Some buildings may have an agreement with a university association, giving priority to applicants from a specific institution. If this applies, this information will be indicated directly on the building’s page. Be sure to check for this information.

Complete the Application Form

Estimated time to complete the form: approximately 15 minutes.

The form is divided into 4 sections:

  • Tenant Profile
  • Apartment Type
  • Study Status
  • Financial Overview

04.

Application Review

The UTILE team reviews each application to ensure it is complete and that the type of apartment matching your needs is available.

Complete applications that meet the eligibility criteria are processed in the order they are received.

05.

Apartment Assignment

If your application (and, if applicable, those of your roommates) is approved, you will be assigned an apartment that meets your needs. You must be ready to sign the lease (electronically or in person) within seven business days.

For buildings under construction: You will be able to view a presentation of the plans.

For existing buildings: You will have the opportunity to visit the apartment before signing the lease.

06.

Lease Signing

The building regulations and obligations, such as mandatory tenant insurance and the no-smoking and no-pets policy, will be presented to you. Then, you will sign the lease, either in person or electronically.

At the time of lease signing, the payment for the first month's rent will be required. Leases have a duration of 12 months.

An optional meeting with the building manager may be scheduled to answer any questions you may have.

Afterward, an appointment will be set for your move-in date.

07.

Move-In

Once the date and time are confirmed, you can move into the comfort of your new apartment with peace of mind! Bring your personal belongings—rest assured, the oven and refrigerator are already provided.

Upon your arrival, you will receive a welcome kit and a practical orientation covering the apartment's equipment, the building's operations, and the use of common areas.

International Student?

During the process, you will also be required to provide:

  • Your Québec Acceptance Certificate (CAQ)
  • Your study permit
