The prototype, conceived by UTILE and Rayside Labossière Architects, is based on a realistic proposal that details the viability of the project, both in cost (affordability) and the real need put forth by the student community. The prototype contains the following:
A VARIETY OF APPARTMENTS As UTILE has a preference for large apartments wherein multiple people cohabit, it wishes to offer housing of different sizes and types to answer to the greatest possible number of preferences regarding the number of people within a living situation. A SENSE OF INTIMACY UTILE's buildings will offer new types of intimate spaces that go beyond the classic sphere of private areas (bedrooms) and public areas (hallways, kitchens) in order to foster comfort and a sense of community. A PLETHORA OF NEEDS UTILE aims to be the answer to a variety of student needs with regards to diversity by offering, for instance, universal access and by including students with children. BUILDING DENSITY Cohabitation offers a considerable advantage when it comes to saving money on a large scale – UTILE will offer bigger spaces with more common areas at a lower cost. GOODS & SERVICES The integration of non-residential entities where the zoning permits them will maximise the positive impact of each project on its surroundings, and encourage the development of bonds. Shops patronized by a diverse student population will be prioritized.
